Maine Landlord Rescue*

Ok, so we don’t have helicopters and can’t tread shark infested water for 24 hours with 300 pounds of gear…We aren’t that kind of rescue cool…But we can help you out with a bad tenant.

Once in a while, good, honest, unsuspecting landlords place a tenant that turns out to be…..Not. So. Great. It happens.

Once in a while, good, honest, unsuspecting property owners hire property managers that get lazy, don’t screen for the best possible tenant, don’t screen at all and place a nightmare tenant…It happens (more than the friendly property management company down the street would care to admit…)

Or, maybe, the tenant was great at first but something took a turn for the worst and now there are problems.

There are even more scenarios but the bottom line is, you are now stuck with a tenant who isn’t paying, isn’t returning your calls or maybe is threatening you, has trashed your property, is bothering the neighbors etc. and you don’t know what to do.

The eviction process is complicated. Dealing with an unruly tenant is complicated. Luckily, we have experience in this department and have legal advisors, (who have answered a certain number of a complicated series of questions correctly and can say they have passed the “bar exam”, also known by their official tile as “attorneys” — They are pretty smart) in our corner who have vast experience in the eviction process. Combined, we can handle these difficult situations (think Megazord).

We can help you take back control of your property with our Landlord Rescue Program.

Here are the things our Landlord Rescue Program will help you with:

– The best possible solution would be to get any lease violations corrected. Be it non-payment of rent, unapproved residents or pets, being disruptive to neighbors etc. Sometimes we are successful with this and sometimes not. If not, we move on to other options
– We will post notices to vacate the property and have notices served by a civil deputy when necessary
– Via our attorney, follow through with an eviction to remove a defaulting tenant, if necessary
– Clean up the property and get it back to rent-ready condition
– Advertise the property for rent, show the property and screen applicants
– Place a new, qualified, tenant in the property using our screening guidelines
– Enroll the Owner in our Eviction Guarantee for future tenants

For only $350 plus expenses**, we will help you in negotiations to correct lease violations or remove problem tenants and resolve any other legal issues you are having, via our licensed attorney.

*The Landlord Rescue Program offered by Professional Rental Operations™ is not a legal service nor do we offer legal advice or represent anyone in a legal capacity. All services performed are solely those of Property Managers acting as your agent in negotiating lease terms, tenants voluntarily vacating etc. At any time that legal action must be taken, or legal advice given, we use an attorney licensed by the state of Maine to perform legal actions on behalf of others and to provide legal advice. At no time will Professional Rental Operations™ offer legal services or advice. Professional Rental Operations™ will never intentionally violate any law or person’s rights under the Landlord Rescue Program – This includes, but is not limited to, breaking knee caps and/or hanging them upside down from tall buildings. Seriously, we won’t do it, so don’t ask…If you do ask, we will report you to the police (we include this because it has been asked of us before). We always highly recommend you consult with your own attorney for any legal matters, especially all those involved with tenant/landlord law.
**expenses include the cost of an attorney when one must be used or legal action taken, court costs, filing fees, civil deputy service fees, cleaning fees, repairs etc. See Landlord Rescue Agreement for full terms and details.
