We guarantee that we can find a quality tenant for your home in 21 days (or less), or the first two months of management fees are FREE!
Conditions for the 21 day leasing guarantee:

This guarantee is one that we are very excited about. We feel that it strengthens our promise to you as a landlord. We GUARANTEE that you will NEVER have to pay 2 leasing fees in the same 12 month period. The only exception to this is military orders, which is out of anyone’s control, or agreed upon short term leases. Outside of those 2 exceptions, we guarantee a tenant we place will stay for at least 12 months. If they don’t, we will find you a new tenant at no cost to you!

We are so confident in our tenant screening process and the tenants we place that for a small additional (optional) fee each month (included with no additional fee under the Platinum Plan), we are going to guarantee that a tenant we place will not need to be evicted. In the rare event that they do need to be evicted there will be no out of pocket expense to you. Thanks to our screening process, evictions are such a rare occurrence with tenants we place, that if the need arises, if you have opted into our eviction guarantee, we are going to cover the cost.

We guarantee that your rental will not be damaged by a pet that we approve. When we allow a pet in the rental, we have vetted the pet almost as much as the tenants. We like to deal with issues before they become major problems. For this reason, prospective tenants or current tenants who wish to have a pet, have to fill out a pet application and provide certain documents such as vet records, licensing etc. We screen each requested pet, charge the tenant a reasonable pet fee and guarantee that you (the property owner) will not pay out of pocket for pet damage. This excludes damage caused by an authorized Service Animal per the Fair Housing Guidelines.

With our Pet Guarantee, we will cover the damage caused by an approved pet, above the security deposit and not considered normal wear and tear. Pet Guarantee covers up to $750 above the security deposit at no additional cost to property owner. For a small monthly fee, we will cover up to $1,200.00 above the security deposit. We guarantee that your rental will not be damaged by a tenant that we approve. We screen each prospective tenant and are confident that we are only placing well qualified tenants in a rental. Because of this, for a small monthly fee, you can opt in to our Damage Guarantee. If you opt in to this guarantee, we will cover the cost of damage caused by a tenant we approve, that not considered normal wear and tear and that exceeds the security deposit.

We guarantee that a tenant we place will pay their rent! We screen each prospective tenant and are confident that we are only placing well qualified tenants in a rental. Because of this, for a small monthly fee, you can opt in to our Rent Guarantee. If you opt in to this guarantee, if a tenant stops paying their rent, we will reimburse you (the rental owner) up to 30 days rent.
